Soil Test
You would not think that dirt is expensive, but it is a huge part of your budget. Before you move forward in your building plans you need to have a soil test. This is when a company comes in, drills holes, and looks for trash, expensive & bad soils, or sink holes. That is a great picture of what is on your property. If you run into a lot of expensive soil, before you put down a foundation you need to remove the soil and put in new soil.
Site Balancing
We really like to see churches look for a site that balances. This means that you do not have to take dirt to the site or haul dirt off. If you don’t have to move dirt, it lowers the cost of building a lot. If you have to move dirt on or off your property, it most likely will cost you more to move dirt than the actually building. Make sure to ask your engineer if the site is balanced. You don’t want your building in a hole or on a hill so you have good curb appeal.
Purchasing Land
We want to help you avoid costly mistakes and to get more people into your building. We have seen where churches will by hundreds of acres but they cannot go get a loan because they own too much on the land. They would have been much better off to buy 5 acres to start on their building.
